A recent study has uncovered alarming news for southeast Florida’s luxury real estate and hospitality industries: 35 high-end hotels, condos, and other buildings are sinking and settling at unexpected rates.
The phenomenon, attributed to vibrations from nearby construction, according to research from the University of Miami, raises serious concerns about the future stability of these multimillion-dollar properties.
Among the affected properties are some of the most iconic names in luxury living and hospitality, including the Ritz-Carlton Residences, Trump Tower III, Trump International Beach Resorts, and the Surf Club Towers.
The study, conducted after the tragic 2021 collapse of the Champlain Towers in Surfside, Florida, highlights a growing problem for one of the region’s most sought-after areas. Researchers found that nearly 70% of northern and central Sunny Isles Beach buildings are experiencing noticeable sinking.
The region’s sinking issue isn’t just a problem for older buildings. Newer developments, often boasting cutting-edge designs, are subject to these forces.
The study says 23% of the affected structures in Sunny Isles Beach were built within the last decade. The sinking isn’t solely due to construction vibrations (although it is the main reason); the study also points to daily tidal forces and rising sea levels as contributing factors.
Advanced construction materials and modern engineering techniques can still be vulnerable to external stressors like vibrations, tidal forces, and environmental changes.
Southeast Florida’s hotels and condos are renowned for offering world-class accommodations and jaw-dropping ocean views. However, the findings from this study underline the importance of maintaining structural integrity to ensure guest and resident safety.
The research is another wake-up call for the high-rise hospitality and residential sector.
Proactive measures in high-rise property management – such as taking advantage of structural measurement systems and satellite-monitored coastal change – can help avoid major problems down the road.
Rapid urban development and inadequate soil assessments exacerbate structural issues, leading to unexpected settlement and sinking.
New or old, consistent inspections and maintenance should no longer be considered optional for high-rise properties. Investing in advanced technology to assess structural health and taking preventative steps can prevent potential catastrophes.
